HE'S fresh out of school and at just 16 years old he cannot remember that last property market crash - meet the UK's youngest estate agent.
Charlie Powell has become the youngest member of the National Association of Estate Agents, which has more than 10,000 names on its database.
And he is already responsible for country houses valued at more than £400,000.
The teenager from Hereford has now set his sights on a successful career in property as he aims to avoid the burden of student debt and reach for the high life as a very young professional.
Despite his age, the confident minor remains convinced his mature attitude will win over cautious buyers: "The clients I have dealt with so far appear to trust me," he said. "I'd like to think they would be judging me on my professionalism rather than my age."
As a registered member of the NAEA, Charlie is bound by a code of practice and must adhere to professional rules of conduct designed to reassure the general public.
And it's Charlie's professionalism that has won over his colleagues in the office.
"There are six people in the office. Obviously they didn't start as young as I have but they are all very supportive," he said. "I have taken photos of properties, held viewing and taken offers so I have contributed to the sale of many houses but I am not qualified to do the final bit."
So far his biggest obstacle is that he's not old enough to drive yet.
