THE prices of sites suitable for new-build homes are going through the roof in Worcestershire.

According to chartered surveyors Fisher German, brownfield sites are fetching up to £1m an acre in some areas.

"As the demand for new housing continues, small brownfield sites on the edge of Worcestershire's towns and villages are now exceeding £650,000 per acre," said Anthony Mayell, who heads Fisher German's Evesham office.

"Some sites near Evesham and Cheltenham are fetching £1m or more per acre."

Brownfield sites are developed sites where the buildings have become redundant.

Mr Mayell said smaller plots, such as disused garages, working men's clubs, timber yards or small engineering units, could be "less contentious" than larger sites when it came to obtaining planning permission.

"Especially if the scheme includes an office development or retail outlet to enhance the local economy," he said.

"Site values are often inflated as private buyers outbid the developer who has to build a profit into his offer.

Quarter-acre brownfield sites on the edge of villages with good access and main services, can exceed £100,000 per plot".

He said builders could be put off by the high costs of clearing brownfield sites, such as removing petrol storage tanks.

"However, we have builders registered with us who are experienced in dealing with these issues," he added.

He advised owners of potential development sites to "investigate" their sites' development potential while demand was high and planning policy favoured brownfield sites.
