A COUNTRY pub has been listed for sale after 37 years in the hands of the same owner.

The freehold for The Green Dragon in Guarlford Road, Malvern, has been listed for sale by property agents Sidney Phillips for £495,000.

Robert Mence, Sydney Phillips' managing director, said: "This is a rare opportunity to acquire a traditional free house after 37 years in the same owner's hands.

"Located in the renowned and beautiful spa town of Malvern, The Green Dragon is set in 0.5 acres with feature gardens."

The Green Dragon is still open and trading as normal.

The sale includes all aspects of the site which features a bar, restaurant, garden, car park, and a three-bedroom owner's accommodation.

The owners originally took over the pub as tenants 37 years ago before purchasing the property from national pub chain Mitchells & Butlers in the early 1990s.

Hospitality property specialists Sidney Phillips describes The Green Dragon's main bar as "an attractive room," with carpeting and a mixture of fixed and loose seating arranged around the pub's L-shaped bar for approximately 35 people.

The Green Dragon's conservatory-style restaurant is L-shaped too and "good sized" according to Sidney Phillips, and has highlighted double doors which lead from the restaurant into the pub's garden - increasing diner capacity from upwards of 35 people for the summer months.

The pub currently serves food six days a week, and the site features a full catering kitchen.

Sidney Phillips states that turnover in the pub is "generated principally by food trade" and adds that "there is clearly further potential for increasing trade with longer trading hours and the possibility of extending the property".

The Green Dragon's garden area is part patio and lawn and can be accessed from the restaurant and the front of the property.

The site's main car park to the side of the property has space for approximately 20 cars.

On the upper levels, the owner's accommodation includes three double bedrooms, bathroom, large lounge, kitchen and a pub office space.

The Green Dragon declined to comment when contacted by the Worcester News.
