A BUNGALOW near Powick could be demolished to make way for five new homes.

Plans to knock down the bungalow, in Malvern Road, have been submitted to Malvern Hills District Council.

The proposal is for five new-builds on the space currently occupied by the bungalow and its garden as well as farmland on a site that stretches along the side of the A449.

It has been submitted as a type of planning application called permission in principle, a process introduced in 2018 as a way of speeding up and simplifying the planning process for small housing developments.

If the application is approved by planners, the developer will need to come back with more detailed plans at the ‘technical details consent’ stage.

This would also need approval from the council before work can go ahead.

According to planning documents, the site in question lies outside the defined development boundary of Powick and is therefore classed as open countryside.

But the developer argues that on the other hand, there is a shortage of housing across the district and that this would make “a modest contribution”.

“Powick benefits from a primary school, local pubs, a parish hall and some commercial businesses,” the plans state.

“The nearest bus stop to the site lies approximately 260m away from the site by the Halfway House Hotel. There is a daily (except Sunday) and regular bus service to Malvern town from this bus stop.

“There is a continuous footpath from the site, which runs into the village of Powick.

“The future occupiers would however have to cross over the main road to access the bus stop. By reason of the distance from the site to the village of Powick and the bus stop being on the opposite side of the road, there is some conflict with [planning policies] as the future occupiers would have some need for the private vehicle to access local services and facilities.

“However, Powick, Worcester and Malvern would be genuinely accessible by cycling.”
