A ''COTTAGE STYLE" village pub has been listed for sale.

The Royal Oak pub in the centre of Kinnersley, Severn Stoke near Worcester has been valued at a freehold sale price of £670,000 and listed by property agents Sidney Phillips, who specialise in hospitality venues.

Despite the listing, the pub is still open at its usual times seven days a week.

Any sale would include the pub and its first floor owner's accommodation, the beer garden, car park, and a converted stable block on site which features four separate letting bedrooms each with their own ensuite bathroom.

Alternatively, The Royal Oak's leasehold is available for £20,000 through the agency.

Sidney Phillips managing director, Robin Mence said: "Located in one of Worcestershire's most popular villages, this is a quintessential village pub with a separate four letting bedroom suite."

Estate agents Sidney Phillips describes The Royal Oak as an "attractive cottage style property" and a pub which offers a "traditional bar as well as a two section restaurant".

The Royal Oak's main bar area, which features carpeting, a beamed ceiling, and partially exposed antique brick offers seating for up to 28 visitors.

A previous extension to venue added further dining space to The Royal Oak, which according to Sidney Phillips, has extra seating for 12 diners in the reception area and up to 42 diners in the main dining area.

The pub's next owners would also benefit from a full catering kitchen, freezer room and dry store.

The Royal Oak's courtyard area is directly accessed from the conservatory, according to Sidney Phillips, and has space for 30 seats while the car park offers 12 spaces.

Sidney Phillips describes the first floor owner's accommodation as "split over two separate areas". The main element includes three bedrooms, a large lounge and bathroom, while a one bedroom studio flat forms the secondary part.

The site's separate block of four letting bedrooms include two double sized rooms, one twin room, and one single bedroom - all with ensuite facilities.

The Worcester News approached The Royal Oak for comment but they declined.
