A FORMER city dentist’s surgery could soon be made into flats and houses under new plans.

The listed building in St John’s, opposite St John’s Church in Worcester, which was previously home to Oasis Dental Care, would be converted into one and two-bed flats.

Two one-and-a-half-storey mews-style houses – similar to those built in nearby Swanpool Walk – would be built in the back garden, according to the application by AG Properties.

The former dentist’s surgery was due to be converted into a three-bed house after planning permission was granted by Worcester City Council in 2016 before the plans were then altered two years later to a six-bed house, which was also given the thumbs up.

The building was stripped in preparation and some of the work was carried out on the building by the previous owner before it was abandoned.

A statement included with the application said: “The proposed conversion will improve the contribution the listed property makes to its setting by retaining its use as a residential development.

“The external facades and features will be retained and any repairs to the windows will be carried out sympathetically using like materials and construction methods.

Eight parking spaces would also be provided as part of the work but would have to be shared between the main listed Georgian townhouse at 25 St John’s and the neighbouring – and also listed – 25a building, which both share the same garden.

“Whilst it is accepted that the total number of spaces is slightly below the recommendations of the highways authority for the size of the properties, the site is recognised as ‘parking free’ and there is no requirement to provide any parking for the site.

“However the opportunity to provide off-road parking will be advantageous not only to the occupiers of the properties but also to the surrounding vicinity.”

A separate plan to build four one-bed apartments above nearby coffee shop Beanie’s Café in St John’s was put forward in January but council planners have not yet made a decision.

The application number is 23/00542/FUL and the consultation ends on August 1.
