COUNCILLORS will decide whether a new bungalow can be built opposite a dentist surgery after concerns were raised about overdevelopment.
The plan would see a bungalow built on land off Bromyard Terrace next to Henwick Road in Worcester next to an existing home called New Bungalow.
The two-bed bungalow would be accessed through a neighbouring dentist’s car park off Bromyard Terrace.
A decision will be made by Worcester City Council’s planning committee – rather than officers – at the request of St John’s councillor Richard Udall.
Cllr Udall said building the bungalow would result in “significant overdevelopment of the site, a loss of privacy and natural light to other properties and a significant danger to pedestrians and other road users in Bromyard Terrace.”
Despite the objections from Cllr Udall, the city council’s planning officers have recommended the application is approved.
A report, which will be discussed by the committee on Thursday, said the scheme was no different to the one approved in 2017 and was still acceptable.
“The council continues to be satisfied that there would be no adverse impact on the amenities of neighbouring residents in terms of loss of privacy through actual, or the perception of overlooking, noise or disturbance from the intensification in the residential use of the site or its visual impact,” the report said.
“There have been no objections to the application from neighbouring residents.
“The council remains of the opinion that the proposals constitute an acceptable and sustainable form of development when assessed against the policy framework both nationally and locally.
“The site has the capacity to accommodate the development in an acceptable manner in terms of its siting, size, design, layout, appearance, impact on neighbouring residents’ amenities, access arrangements and car parking.”
One comment of support was made by a neighbour during public consultation which read: “It appears to be a proposal with merit, which will enhance the site and complement the existing housing stock on the Bromyard Terrace and hopefully set a standard for design, execution and environmental considerations.”
Worcester City Council’s planning committee meets from 1.30pm in the Guildhall on Thursday.
